I'm reading " The Millionaire Real Estate Investor" by Gary Keller. On page 147-148 he gives an example of equity growth. In the last paragraph of his example he comes to the conclusion that equity in the amount of $128,506 was accumulated in 15 years. I am definitely NOT disputing his numbers, I just can't figure out the math he used to get there. Could someone who understands this please explain it to me? Thanks.
When did your market begin getting so competitive and do you think this is a sign that the market is about to turn downwards?

Can you explain to me why it is important to leave some equity in a property in case of an economic downturn? I have read this in a few posts and I can't figure out why. Thanks.

Check the housing laws in your area. There are requirements that a landlord must meet and you should know what they are, for example, how to hold security deposits, are smoke/CO2 detectors required, etc. Congratulations on your deal.

I would explain to them via email ( paper trail) that due to liability issues you are unable to permit the child's birthday party to be held on premises. I would definitely thank them for requesting permission via the lease and get the child a gift card.
