Jerry....maybe I'm misunderstanding this but 11 units at $450 is $4950. $4950 - $2957 = $1993/mo. cash flow. Or am I missing something?

I would make a list of plumbers, electricians, roofers, etc. that I use. Leave that list and a cell phone with a relative or friend who you trust to watch over things while your away. Then I would give the tenants instructions to text the cell phone if they have any issues. Thanks for asking this question. I've never had this issue yet, but it's definitely something to be prepared for.

A lot of people, including me, had a hard time saying no in the beginning. You find it hard to say no because you've been put on the spot with a request you were not prepared to, and don't know how to, answer. I make it a practice to never answer the question when they ask me. My stock answer is " Let me look into it and I'll get back to you". That will give you to time to get on this forum and ask more experienced landlords how to handle the situation. You can also start communicating with your tenant by texting or emailing. This will make it very difficult for you to be put on the spot.

You're already taking the first step. You're asking for advice from people who know what they're talking about. Listen to what they are saying, learn as much as you can and save as much as you can. Keep moving forward. Good luck.
