@Tania Reuben @Tania Reuben I started investing in real estate in earnest during the credit crisis (2009)

As a Canadian it was never going to be more perfect. The C$ was at parity (or stronger) with the US$, real estate in Phoenix were discounted up to 70% off, every agent who was still working wanted to help me, and there was absolutely no competition from anyone

I applied that same lesson that I learned when buying Berkshire Hathaway stock during the dot com bust - buy when everybody wants to sell.

2009 was the third crisis in which I bought assets. First, was in the 90s when we when through our real estate downturn in Canada. Second, was the dot com boom. Third was the Great Recession

I’m patient because I know that booms and busts always come. There will always be a time when the market wants to give me a deal. Always

@Travis Watts I purchased real estate during the Credit Crisis. Every time I closed on a property, I arranged my agent to hand my PM all the keys. I didn’t need to do anything after that except approve tenants and expenses over a certain dollar amount

@Jesse Smith I agree with your friends. I would never use a friend to represent me as an agent. I tried that once. We’re no longer friends. You may be good at what you do, but you need to be good at selling strangers on using you as their realtor. That’s your current weakness that needs to be fixed

@Chris Clothier I don’t know Ali not yourself but it sounds like you’re taking Ali’s words that one city may not cashflow as well as another to an extreme. We’re not trying to win in court here

@Sam Bapasola why triple net single tenant instead of multi-tenant? Also, wouldn’t you always want long leases? Thanks!
