Up front we get private financing and then once rehabbed, we get a bank loan from a local bank. Local banks, in our experience, have been by far our best source of long term financing.

I think many more states, cities and counties will start requiring landlords to install carbon monoxide detectors so I would just go ahead and start doing it now, whether you are in Nebraska or not. It's a good device to have for your tenant's safety anyways.

This post reminds me of a point Daniel Kahneman makes in Thinking Fast and Slow (great book by the way) called "Entrepreneurial Optimism." Basically, everyone, and especially newbie entrepreneurs are overly optimistic, often blindingly so. They think it will be easier, take less time, make more money and be less risky than it actually will be. The less reputable gurus take advantage of this fact by selling delusions of grandeur.
When someone offers to show somebody how to do real estate investment, with realistic expectations, it sort of acts like a bucket of cold water on that optimism. And there's probably a bit of entitlement in there too.

The only real way to do it is by comparing the subject with comparable sales. It's an imperfect science, which is why real estate investment is as much art as it is science.

I've seen it done. Sometimes it works, but I've also seen a lot of people get into bad or mediocre properties and even just be taken advantage of. If you do go with out-of-country turnkey, be very careful and do plenty of due diligence.
