Used to live near the Salem area, have them reach out to the local churches in the area to ask if they know of someplace they can stay.

LLC needs to be in the state your doing business in.

If your looking for anonymity you want a holding company LLC in
Delaware, Nevada, New Mexico, or Wyoming then that LLC is the owner of the LLC your doing the business in your state with.

I've been to Anchorage a few times, in the winter, on business. I wouldn't even think of going there for a STR stay. ;-) Summer is fine, but how long is the summer season? Do your numbers and see if the numbers make sense.

Plenty of people come here or travel within state during the winter. Summer season is about 3-4 months. The numbers definitely have to make sense ;)

Single-family residence other investment.

Purchase price: $435,000
Cash invested: $80,000

Purchased our primary and just now working on splitting off an addition over the garage into a separate rental space.

What made you interested in investing in this type of deal?

Our primary residence is over 3000 sqft, with just the 2 of us and 2 dogs we don't need the space and want to make better use of it.

How did you find this deal and how did you negotiate it?

House hack, remodel

Not that far into it yet...

Contractors are flakey.

Single-family residence buy & hold investment.

Purchase price: $118,000
Cash invested: $500,000
Sale price: $750,000

Started with a rough repo mobile that we renovated. Added a shop building. Added another bay to the shop for living quarters. Moved into the shop, demo'd the mobile. Had new house built. Lived there for 2 more years then moved to Alaska and sold it.

What made you interested in investing in this type of deal?

This was our primary long before intentionally investing.

How did you finance this deal?

Bank loans

How did you add value to the deal?

Lots of sweat equity
