Hello fellow members, Ok, here we go. My family and I are relocating to another part of the country in July of 2017. The plan is to rent a home for a 1yr or 2 to save more cash. We do have a significant amount saved however we need a bit more to purchase the homes we are looking at. Now, with that being said while we are renting I plan to purchase rentals under 50K to rent out using our personal credit. We have Great income (w2) but I want to purchase 5 properties a year under the 50k (if your not open to this type of investing then just moving on, sorry for being blunt). My question is how would this work with a bank? Meaning if I have 5 or 6 rental properties under my belt would it stop me from buying a home personally? Would it effect my debt to income ratio and not allow me to purchase a home personally? Thanks for the comment... with regards to income my wife is a W2 employee so we have the source of stated income however if we used her income to finance properties would that hurt us? Meaning would it lower what we can afford or does the banks look at it our DEBT TO INCOME RATIO different because the properties we own are rentals and not our primary address?

Hi all, my wife and I are seriously considering moving to Atlanta this year. I have been doing serious research on the market (looking at homes and schools) and have narrowed it down a bit. Now this could all go out the window in a month when we come to visit. However, I'm looking for the best communities in the following school districts. Now the community suggested should either be swim/tennis/golf or swim/tennis. With regards to budget I would like to stay under $700K. 

Here are the areas:

Walton, Pope, Lassiter High School's

Johns Creek High School, Northview High School,

Our goal is to rent for a 1yr while we really understand the area and make sure it's the right fit for our family. I would really like to rent in the same school where we would end up purchasing. We currently have 2 kids in elementary school and we don't want to keep changing their schools. So, whatever elementary school we rent it, we will want to buy a house in. So it's very important that we rent where we think we will end up living long term. 

Lastly, does everyone who lives inside the 285 corridor send their children to private school? Are there any other options such as Charter Schools? If so what are they?

Does anyone recommend lenders (not private money) with deal with investors in the GA area? I'm looking for someone that can help me with my BRRR strategy ( refinance at 80% LTV, 6 months seasoning period etc.) I have not moved to ATL metro area but I will very early next year. Just trying to get my ducks in a row. Thanks!!!!! Also, thank you everyone for providing good places to buy and hold.

WOW!!! Thanks everyone for the feedback. We are looking to be no more than 30 mins from the Airport, since my wife travels a great deal. We also, are VERY concerned about schools (using USA News to identify the best schools) and having the kids go to the best schools possible (but so isn't everyone). I really want to keep a budget under 550K, so we can buy rentals. Lastly, we do want to be close to action!!!!
