@Michele Fischer Thanks for sharing your experience. I am new to investing and I'm trying to figure out if buy and hold in low income (no war zone areas) is really ideal for me. Are you saying that you wouldn't do it again? How have your tenants been with regards to taking care of the properties? Did you add more for maintenance and cap ex cost (if so how much)?

Hi all, I am a new investor in Wilmington. I just purchased my first property, which was delayed for a bit b/c of a title issue that the bank has to fix. I'm glad that it happened b/c the contractor I was going to hire is verrrrrry slow. He's working on a friend of mine's property and he is dragging his feet. So at this point I'm back out looking for another contractor. Does anyone have any recommendations? Also, any recommendations for realtors?

Hi all, I was looking for a contractor in the DE area. I did find one but he's working on a friend of mine's flip and he is extremely slow! So now I need to find another contractor.

Thanks all for you input. Bigger pocket really looks like it's worth it! So, I decided to drop the mentorship program. I have already purchased my first property with my own money and I will rehab it with the help of the BP and local REIA communties. Looks like 15K is back into my pocket.
No for future advice, do mentors really charge that amount? I've heard most of them ask for the split or a consulting fee (but not that high).
