Best of luck I'm in the same situation. We may plan to move to Atlanta early next year. Did you find a good realtor who helped you identify a Rental? We are trying to identify a good area now.

@Ruth Bayang that's correct it's 15% of the rehab cost. Yes, I find the deals and manage the repairs. He just gets his investment back plus the profit.

Hi all, I'm looking for some good feedback as to the best areas to move to in Atlanta. Schools (public) are the most important thing. The schools of interest are Alpharetta High School, Milton High School, Chattahoochee High School, Walton High School, Northview High School, Johns Creek High School.  We really want the "resort" style of living if possible but we don't want to be far away from activities, malls, restaurants (like 5-15 mins).  Any suggestions? Does anyone know a realtor that's familiar with both the suburbs and the areas closer in? 

Lastly, since this is BP I'm also interested in the sub 50K market in ATL as well. What are your thoughts? Are there any good areas?

Hi all, I am currently in a great situation. A good friend of mine has a ton of capital and is eager to start investing with me. However, I do have a question regarding the structure. He is contributing 100% of the capital, his expected return is roughly 20%. He wants to offer me 15% of the repair cost so for example if the repair cost was 100,000 then my cut/fee would be 15,000. Is this normal? What I have been finding out is that it is very difficult to do deals this way. I'm having to find deals that would offer a 35% return which is quite tough at the moment. Has anyone dealt with a situation like this? All advice and feedback is welcome.

@Rich Schafer -@James Masotti So, we just finished staging the property. I found a realtor who is very knowledgeable about Wilmington (she lives there). We are going to re-listing the property this week at $149,900. Her thoughts is that it will sell fast with the right marketing and the price. I will inbox you both.

Hi all, does anyone know of a good contractor for the Chester County area? I'm a bit new to investing and my first couple have been in Delaware but now I'm looking for something a bit closer to home. Any recommendations would be great! Also, I will be joining DIG very soon to make some more connections.
