Hello everyone hope all is good! So we are contemplating our first rental property out of a direct mail campaign we were doing. We would like to hear about the no money down scenarios that are out there one last time. Before I go lay down 25,000 dollars down on an FHA loan I would like to know what my other options are. I'm good with skin in the game but 25000 takes a lot of money out of other opportunities.

The purchase price would be $122,000. ARV is $161,000. Rent should bring in approximately 1200 dollars per month. According to bigger pockets rental calculator it should cash flow about $250 per month.

Thanks for reading and any ideas would greatly be appreciated.  Any mentors...Brandon or Josh feel free to jump right in and help us walk through this. Please!

Instead, target the people handling the estates. That way, you pay attention to one professional who has the opportunity of giving you repeat leads.

One thing I do when doing probate campaigns is identify the towns that have an assessor's database that allows you to lookup addresses by names and search for "est" or whatever the abbreviation would be out there for estate owned properties. You may get some results that aren't a match, like anything owned by an Ernest would show up, but at least this is a good point of departure to help you narrow down your search a bit.

Hello everybody, I need some advice here.  I been trying to wholesale for 1 year and got 3 deals done in my 1st year. But in the last 5 months I haven't seen any action at all I don't know why.  I have been doing the same amount of direct mail and marketing.  We are located in the Denver/northern colorado market.  The problem I've had absolutely 0 productive calls ("3 don't ever contact me again") since November.  I am not sure where to turn.  Would like to talk some people that have been in the same predicament before or now currently and how you got out of the funk. 

This is not fun for sure!
