I will do just that.

I was concerned that I would have a problem getting rid of it, and end up closing on it myself.  However I have connected with some great potential buyers since earlier today.  

You are correct about the zoning.

What a great Topic.

Plans for the rest of year:

1:  Wholesale the 4 deals that I have under contract right now.  2 in Austell, GA and 2 are in Carrollton, GA.  The last 2 are in a new market for me and I don't have a buyers list where they are located.  But I'm networking and have never lost a deal because of that.

2:  Complete one more mailing campaign this year (Absentee Owners/40%+ equity) and close 5 deals in December.  (Assignments or Lease Option to Tenant Buyer)

3:  Locate, by direct mail, and make offers on 10 Commercial/Multifamily properties, with a Binding Letter of Intent and get at least one accepted that have value add, potential for one of my buyers who is begging me to find him a $2.5M+ deal so he can put his money to work out here in the Atlanta market.  OH YEAH!!!  (I'm all over that.)

4:  Let my family know how much I care and appreciate them, and spend as much time with them as I can during the Holidays....  (This should have been first)...And it will..

They are what keeps me motivated to grow my business.  Not for the money, but for the freedom, and the personal development.

Its just the house and enough land.  The land is wooded.

Has streets on three sides of property with decent housing. 

2.12 acres to be exact. 

I should not have said a couple of duplexes.  (Totally my thoughts)

It does have room to build on if someone has that team in place.

I actually have some brokers in my network

That live in the area.  They gave me the 120k

ARV.

I've been in the business for a while.  I gave the lowest and highest I found.

Its rock solid.

I recently noticed that there are not a lot of deals on HUD Homestore for Cobb Co GA.

Has anyone had any luck with getting a buy and hold or fix and flip from homestore in the Atlanta area.

Hopefully in Cobb Co GA. If so what kind of percentages of ARV are you finding.

Has anyone had any luck finding deals in Metro Atlanta with hudhomestore?

I was wondering what the real numbers are for the Atlanta area. 

Does anyone who buy and holds, or fix and flip like them for deals or not....

Just curious.

That is awesome.  There are ways to generate 5k-10k per month wholesaling, that require very little money like signs and just finding buyers for wholesalers like myself.  I pay 1/2 off my assignment fee to people who just bring me a buyer that closes.  That is all they have to do.  I would recommend that.  I believe it would be worth your time.  Any questions you have I could answer.  I'm an open book.
