I had a potential subject to deal that I was working on a while back and reached out to a couple lawyers that didn't seem to know much about it.  The deal ended up not happening, so I didn't pursue it much after that.  It was hard finding info on BP about it too.  I did find that it makes it easier keep everything that the current seller has in place, including insurance, to prevent flags from going up at the bank.  I would love to hear if anyone has any other advice as it seems like a pretty good strategy.

I had my fridge and washer go out at the same time at my personal house and used Brandis Appliance Repair.   I originally called Home Appliance Center, but they don't work on GE appliances, and they gave Brandis as a reference.

Happy Saturday,

Asking for advice for my personal home this time and not my rentals, but thought my BP friends might have some advice to help me with my issue.  

As you can see in the picture below, my back yard has a small high part and then drops down into a low part with a lot of trees.  The bottom part backs right up to a ditch that the city diverts street rainwater into when it rains, and when it rains hard, this part of my yard will flood, which makes my yard pretty boggy and unusable for several weeks after.  

A solution I have been thinking about is cutting down some of these trees in the lower part, getting A LOT of dirt and extending this back part of my yard back to give us more usable yard.

My question:  What would be the best way to get A LOT of dirt for free?  

I was thinking of trying to develop a relationship with a builder that would just dump dirt in my yard after digging a basement.  Not sure what is done with dirt after new basements are dug, but does this seem like a decent idea?  Any other ideas or advice?

Happy Saturday BP!

I just switched property managers yesterday and the question came up when signing my lawn and snow contract if I would like salt applied in the winter or not.  Apparently it is a liability if a child eats the salt.  I am assuming the other more likely liability would be if someone fell and got hurt because of ice.  There are just a few children that live in my buildings, but the neighbors have some children too.

My opinion is that I should salt, because I would assume it would  be pretty unlikely for a kid to eat it, but wanted to bounce that off the community in case I am missing something.

Would providing salt for the tenants to apply themselves take this liability off me?
