Nice work!  The first one is the hardest one to pull the trigger on.

@Lester Nelson I agree with everything @Nicholas Wallraff said. Just make sure everyone knows what you are looking for including your CPA, lawyer, etc. I would also reach out to property Managment companies as they may know when their investors are looking to sell or trade up. Meet face to face with people and buy lunch/coffee. Provide value and be consistent and people will remember you.

Don’t give up. It will work out eventually.

Hello BP,

My brother wants to be a private lender to my real estate business and wants to use his Roth IRA money to do it.

He lives in Des Moines, so I was trying to find him a local self directed IRA for him to roll this money into locally, but haven't found that, so I have started looking nationally. I found some old l BP posts that recommend Quest IRA, and a few others.

What checkbook IRAs are people using lately with success? Is there a step by step process on how this all works somewhere?

I invest in buy and hold currently, but think you are on the right track with house hacking! I would definitely do that if I could go back in time.

I like your goal to only invest in good deals, but don’t let that stop you from getting started. If you wait for the perfect deal, you will never get anywhere. Look for deals with options and multiple exit strategies and learn what the market has to offer in the process.
