Tom CARROLL Hey tom. Sounds like you're twisting and turning to meet the number you want. Let your criteria dictate your offer. Don't deviate just to get the ball rolling. You definitely need some learning funds as you start. I know. So stick with your plan. If you can grab the whole lot or break them up at your number then great. Otherwise keep digging!

Kibby Twong What's your goal here? There are plenty of cash flowing opportunities in NJ in these same areas without dealing with HOA and such. Try to network a bit here on BP. There are jersey city investors here. Also look up the real estate networks in the area. Look them up on meetup.com There are plenty to go to. Between those 2 channels, you should be able to find much better deals and great things with the equity you have!

Thanks mike. A lot of apartments in this area are plain eggshell white. So, any color seems to give a better sense of home. Just happened to start with tan. I'm sure I'll make it to gray at some point!

@James DeRoest Thanks for the honest opinion James, but the renters seem to like it to the point I'm renting these units out before they're completed. The important takeaway here is knowing your neighborhood and what tenants want, in case you invest..

Just wanted to share a color scheme that seems to be working well for my rental units. We used a bit of a darker color here which seems to hide the wall imperfections a bit more. Overall, the applicants are really loving it and its pretty much rented out before completed..
