Jonathan Blandino You have 100% of a valuable asset that most people don't have which is time! Put the fear aside and surround yourself with likeminded people who grind just like you do. You can find them at plenty of real estate meetups in NJ. Northeast? Flippers and funders is a good one. Go to BP's NY meetup. Use your time and make it happen. What ifs will only limit you. Get to it and reach out if you need any help!

Hey Michael. Congrats on getting started. There are plenty of real estate meetups in northeast nj to network at make contacts and learn. Flippers and finders is one in west orange that is very good. Also BP meetups in NY. Take the time to build good contacts and you'll find the deals.

Shefali Raina I would get the offer in (if at verbal numbers meets your criteria) and list physical and financial inspections as contingencies. You can always inspect and negotiate once under contract. Verify zoning prior to. But you should be covered financially as long as the owner can provide you the leases, utility bills, and proof of accepting rent as a minimum. Plan on a home inspection unless you have someone knowledgable you can trust.

Robert Gailie What's your end goal? You can go either way here. I would say it depends on how much capital you currently have on hand to reach your goals as well. If cash flow is your goal and this one meets your criteria, I would most likely hold onto it and cash out. Great job!

Will H. Hey will. There are plenty of jersey meetups that most likely draw investors from that area. Nj flippers and funders is a good one that meets in west orange. I would attend a couple of those and I'm sure you'd network with locals there. Hope that helps.

I put No Pets in my ads, but will admit if I seems that the tenants will be responsible. I have them sign an addendum which request pet info, # of pets, pet fee $, and then have a picture of the pet as well.

Landlording on Autopilot is a good book that provide great templates.

Hey Greg. You're best bet is to consult with a CPA on that. I'm sure plenty of people handle it many different ways.
