Hey john. Welcome! Start by running thru all the blogs and podcasts here. That alone will take you a couple of months and educate you on what real estate investing is all about . Book recommendation: rich dad poor dad. Gobble up all the knowledge you can and think long term. Rome wasn't built in a day. The great thing is you are interested far earlier than the majority of successful people here! So, get to it, ask questions along the way, and never give up, get smart!

Hey Erick, I would say find a seasoned Rehabber and partner up volunteering your labor and part investment. I wouldn't put your entire amount in. Leverage your experience as much as possible. As mentioned, you can find partners either at your local REAs or here.

Hey Sachin. It's how they say "it's a numbers game". You should always be looking for opportunities. Worse case, you learn something and maybe even discover new markets or strategies. How is your market there? What are you trying to do?

Hey Michael. I believe it depends upon the bank you are dealing with as to when they count it as income. Similar to a seasoning period. I'd also check with your CPA on the how and when it affects your DTI.

Assuming signs are legal in your area, I would just state basic info (3 bed, 2 baths must sell quickly $xx) about your property at busy locations near it.
