Justin Dixon Any REA groups near you? I would start there and network a bit with realtors and wholesalers. Find a realtor that sees your vision and build a good relationship. Sites such as Zillow and trulia are generally pretty good to pick up some area insight but really put you behind the curve when competing against people with MLS access and good networks.

Great answer. Just become familiar with each client's needs and tailor accordingly. Some like detailed info while other like less, decisive responses. I personal look for buy & hold properties at no more than 70% of the appraised value after repairs and work with lenders prior to in order to ensure I meet their needs and pull all my money back out after acquisition. So, I'll run my team (realtors) thru and see how they are comping the properties to ensure I am meeting my number. Then, we set up an auto-alert based on that.

I would say the hardest part or largest struggle I see with people starting is finding your targeted audience (absentee, probate,..) and sticking with it long enough to see how it works. Jumping around from list to list makes it hard to really track your progress.

Wale Meshioye Hey wake. Typical list may be absentee owned out of state long term residence and high equity. That's usually considering the lowest hanging fruit but very competitive in many area because of so. I use list source but you have many as well. Preforeclosure seems to be high level of difficulty as you're potentially dealing with bank negotiations. Either way, focus on one and beat it to death!

Hey Brandyn. Sounds like a good problem to have.

Seems like both properties would put you more in than what you need to be to meet your goal of acquiring another one within 2 years, correct?

I would say don't be afraid to place multiple offers in with the right contingencies as long as they meet your criteria.

Maybe even run through what your criteria is and lower your offers on both properties??

A good podcast here once mentioned if your offer doesn't embarrass you when presenting to the seller, its often too high.. Always leave some room..
