 My immediate thought as well! I found a great tenant last month utilizing postlets. It seems the quality of tenant who finds your property online is much higher vs one who drives by. Try that, if you still have no responses chances are your priced to high. Best of Luck!!

If he signed a lease agreeing to late fees and then crossed them out of the extra copy you sent after you purchased it, then he is legally responsible to fulfill the original contract and his crossing out malarkey doesn't matter. It sounds to me like it most likely won't be an issue? If this is the case I would throw it in the filing cabinet and forget about it. If he pays on time for the rest of the lease then perfect. If he doesn't, remind him of his late payment obligations and again provide a copy of his original signed lease and demand payment of the fee's. If he attests serve him. This is most likely the way i would handle it. but there are certainly many many other avenues. Best of luck!!!

Gabe NOI doesn't doesn't factor in PITI. So NOI would be the 400 number and your cashflow would be the 218 number. Aside from that, Alot more factors play in when considering a property but it sure looks like a good start!! Assuming Capex isn't killer. I'd sure like to find a house like that in my neck of the woods.

Again, Not true. You live in California. If YOU tried eviction for breach of contract because a tenant of yours was running a legal in home daycare, you would be found to have an invalid lease and would most likely end up paying their attorney fees along with some follow up suit for loss of revenue. In regards to her. As stated by the indiana association for child care. If renting the tenant should consult with landlord prior to starting the application process. The real question is as a landlord, what repercussions do you have if this is not done. I would continue to seek a lawyer's advice on this one. If you slipped up in anyway and they won it could get expensive for you. Get your ducks in a row.

Jessica, stop listening to people on here and consult a lawyer. Bp is great for bouncing ideas but is not prefered when dealing with things like this. The knowledge on here is immense but you take the good in with the bad. Jon no offense, but did you even read the post? You're telling her to serve a 3 day notice to pay or quit when payment is not even the issue? Good thing your let her know it was not legal advice.  Again consult a local attorney on this one.

@Brian Risi Do you and your wife own any properties at this point? If you dont... there are some pretty good terms available for first time home buyers that may allow you to get into something with no money down(if this is the case check out home hacking). After you pay for home inspection/Appraisal/Lawyer if you choose to use these things your $1000 will be gone, 0 down is a must. Not familiar with DC area but i would see if you could get a 0 Down Rural Development loan. There are many options for you, but going this route with that type of financial limitations will not be easy by any means. If it were me, I would spend the next year learning, working, saving and then reassess my options and capital then.

A G37 Coupe even in a pretty run down area is acceptable I believe. I would have a different feeling if you said you drove a S55 MB, 2015 Range Rover HSE, or Ferrari. As far as dress, I will say I wear a dress shirt and Tie for my 9 to 5 job and step out of the office to show properties often. I have never felt this is in any way an issue.
