I apologize if this has already been said as i didn't read all post prior... but I would recommend looking in to Dave Ramsey and his Financial Peace University. More specifically he has a VERY basic money management system he commonly refers to as the Envelope System. Learn it, Love it, Use it and i Guarantee your problem will be solved. Wholesaling is not the best way to start in the RE Business. You say you're working a 9to5 & living Paycheck to Paycheck... So do you even have Pre Approved finances in order? Or are you planning on re-listing the property, playing realtor & trying to sell the contract. I guess what I'm asking is can you purchase these properties you're marketing towards if you need to? If not...Get use to the wall.

Disclaimer: First off disseminations is the act of spreading something widely... so I don't believe thats what you meant and my comments will be directed towards you in the assumption(I know) that you meant discrimination. 

What you said is not true. Felons are NOT a protected class under the fair housing act in regards to rental properties. So he in fact can absolutely refuse to rent to the gentlemen based on that information alone.  Provided he has no other rentals harboring felons (based on his post saying this is his first rental, that is indeed the case). The legalities and conditions change when dealing with the sale of a property... this may be where your confusion lies. ***Not legal advice***

Based on your last post, reading between the lines it seems like you might have chosen to rent to them. If this is the case I strongly encourage... no I strongly demand including a lease addendum for drug-free housing (as defined in Section 102 of the Controlled Substance Act U.S.C. 802) If you were aware of known charges of PITS and provide a dwelling for him to continue his illegal activities and they become severe enough not only your rent, but your property could be in jeopardy. This addendum will not fully insulate you but it would certainly help convey you have talked with him, and that any drug related criminal activity as defined by the law will not be tolerated, and a single violations shall be good cause for termination of the lease. ***Not legal advice***

They won't do anything of that nature. This is not something that replaces your home inspection.

Pre-Sale Inspections are intended solely to establish that properties comply adequately with zoning and property maintenance codes. Never dealt with maywood.

So we all have our reasons for working so hard. Of course my main goals are not centered around purchasable commodities BUT, I do have a few and would like to hear what yours are as well. When i have generated enough cashflow and wealth to leave the 9-5 behind i would like to reward myself with a 2013 Range Rover Sport. Yes shallow I know. But owning a Range Rover has been a dream of mine since I was a little kid.
