Did you ever get your issues with the city resolved and what is the current status of your project? How did the property being on a hill affect your ADU?

While I appreciate your post because hearing these stories are educational, I cannot see how your (and your co-workers') frustration with the seeming stubbornness and arrogance of the owner will not affect your fiduciary work for him. He probably is being stupid, but try not to spike the football when he shoots himself in the foot. This will bleed into future work for him if you don't guard against it. 

Maybe your company should drop him as a client if he is so bad. Until then, keep up the professionalism.

Lastly, I get your frustration with people who do not seem to comprehend the points you made, try and keep it respectful though or this just turns into another internet forum filled with anger, hate and those looking to ridicule.

This reminds me of what happened in the Mortgage industry years back. Big banks pushed legislation to force Brokers to disclose what they make on each loan under the guise of informing the client. Well, turns out, these big banks were exempt because they were warehousing their loans and the exact amount couldn't be determined until they sold their loans. So the result is, they could hide how much they made and force the brokers to disclose it. 

These new laws which supposedly aim to help the little guy are all a move toward oligarchies running industries. In prop 10's place, they could incentivize local developers to construct more low income housing but they will not because it is not about that. It is about large investment groups paying off politicians(who get say claim they are champions of the poor) and results in amalgamation of wealth and control.

Maybe I am jaded and pessimistic here, but I doubt I'm wrong.

I got a perfect score she just kind of looked at me.. LOL..  

OK that is a great story on many levels haha. I would guess your many years in the RE game gave you an edge. I can't imagine the banker test being only 25 questions, that seems crazy to me but maybe they were not multiple choice?

My impression of @Shiva Bhaskar was that while he is not completely new to all of this, he probably has gaps in his knowledge his review books might not cover and people adept at taking tests can usually fudge through it using tricks like you mentioned. With only $60 at stake and 1-3 hours of your time, might as well jump and see how it goes is my philosophy.

In this scenario you are attempting to artificially inflate the value of something by colluding with a family member.

I took the test about a month ago and passed first try. I did not study nor take any crash course myself. I had a Brokers License which I let expire back in 2012 because I was only using it for mortgage stuff at the time and got out of that. So I did remember some stuff from 12 years ago but it was quite blurry to say the least.

Here are my suggestions:

1. Peruse those books you got. 

2. When taking the test, mark down the number of any question you are unsure if you answered correctly.

3. Go back over the unsure questions after you get to the end.

4. Use all the time you need to go back over questions you are unsure of. I was the last person in the room. No cool-points for finishing early and then going back to retake it.

5. If you don't pass it first try, don't sweat it as they will tell you your score and on what topics you were weak.
