Is this realistic? The builder construction cost for materials has increased by 33% from June 2023 to January/February 2024?


 builder's can charge whatever they want. we have an average project size over $200k. smaller projects I charge a premium on. I put together what the cost is and then add what I want to make on top.

 wherever you are looking for land I'd argue it's a bad strategy unless you are buying for pennies on the dollar. where I'm at in columbus ohio there is a 12 months supply of land on the market so it's a buyer's market. unless the market is a seller's market which can be established with a real estate agent (less than 6 months supply on the market, and really I'd say 3 months), then I'd avoid this strategy

ask them for recent permit pulls in the county and go look them up to verify activity. you can also call the local building department to verify their license and recent activity. if you don't see any run for the hills.

 with your septic and well you'll need to do site layout first with a land planner or the county. after that you'll need to check setback requirements and design plans and start budgeting with a builder. once you have a confirmed plan set and budget broken down and builder selected then you can talk to banks. most people think it starts with banks

I have a strategy I'm looking at, but I'm hesitant to post it. 


 have you looked at new builds in columbus as a strategy given the competitive nature of other strategies you mentioned?

 There's a similar trend I noticed in Lehigh acres florida. there was a miami based builder who came in earlier this year / late last year and built 5 modern homes. all 5 sold and set record prices for the area for single family homes. it's not that newark calls for this or any infill lot in columbus it's how can I deliver a premium product that will sell regardless of location. something with features that people want.

 check out this spec home we are doing in newark. we got the land for 10k and 110k build cost. should do fine. we listed it one day and have calls already. don't be afraid to take the risk

 We do this in columbus. how's 10k for a cheap house. doing one right now all in 110k on a single family that is 200k with no garage. 98% of new builds are more expensive in our market. I'll shoot you a PM to chat further about this opportunity. we build super low prices and in partnerships out of Texas, New York, all right here. we also build multifamily that investors can refinance out of. we also target presale through high end renderings. example below near the intel facility this is a submarket called newark that is the #1 market for new construction deliveries under 400k
