I just received this message from one of our tenants that we just renewed their lease agreement, and they been paying on the first, no complains. Not sure if I need to be a little flexible or not at all.

Tenant: "I hate to ask this but is there anyway, we can push the rent payment on February 1st back a couple weeks? I was laid off from my job the evening of the 25th and I need a couple weeks to find a job and get a first pay check."

I do not want to be to harsh, but I want them to pay on the first.

There is a big difference between Inexpensive and expensive mortar, maybe $5 VS $20 for 50lbs bags. Is there really a big difference long/short term?

After few months of late payments and some back-and-forward, last Monday we had eviction hearing and they defaulted by not showing. I still have Cozy accepting payments, and they have scheduled April payment for this coming Friday, but they still own us March. I think if I Iet them pay April we will restart the whole thing again. Also, they asking to stay couple more months, but I have not replied anything. Not sure what to do. What should I do?

We had a very nice couple that came to see our property, and we approved their application. Now we need to request from them the security deposit to reserve the house and remove it from the market, but they are out of state. Which is the best way to handle the money so they feel secure?

@Bart H. yes, we charge them a late fee, and they are paying it with the rent, but they still paying around the 10th of each month.

I have now 3 months that I been sending to my tenant 5-day notices to pay or vacate on the 6th of each month, but they just wait to the  5th day of the notice and pay (last minute). What can/should I do? I have been thinking that I need to try to terminate the lease agreement.

@Peter M. ,  the property is in Houston TX, but we did not accept the payment; they just deposited the rent into our account. Do you think the clock is now reset? I am not so sure now that they paid if we want them to leave. They "promised" they will pay on time from now (they were paying okay before they had a "car accident"), so if we decide to let them stay maybe is not a very good idea to take them to court. What do you think?

So after some back and forward trying to get part of Oct and November rents, we decided to evict them on Friday, and just after we filed the eviction we received the rent, but we still have not received late fees ($10/day).
Should we stop/dismiss the eviction?
How should we deal with the late fees?
