Under contract on first property and wanted advice for the best flooring for a 600 sq ft 1/1 Condo. The flooring there right now is fairly cheap but usable. I am considering replacing the flooring but don't know which is best. I want to upgrade the unit but not break the bank for something so small. Thoughts?

Under contract on a property in my local area and want to rent out shortly after closing in a few weeks. What is the best way (craigslist, etc) to go about advertising for a new investor?

I have an opportunity to purchase 5-7 lots in an area that already has some trailers on it. In general, how much would it cost to prep .25 acres (perc test, running power, water, occupancy permit, etc) to allow for a mobile home to reside? I will NOT be purchasing the trailer, just renting the land. 

I am the current listing agent for this property. Not the owner. MLS number 825187. 1 Day on market. 3/2 in Pelham currently renting for 1100 a month. Listed below comps in neighborhood. If fixed up, would rent for 13-1400 a month. Being sold as is. There is a newer HVAC and Hot-Water.
