Hello BP’s

I wanted to know what you look for as an average net per door/unit. Some say at least $100 per door but I have heard this for many years. Does it differ from sfh to multifamily? Just wondering if that still the norm?

I try to use audible books as much as I can. car university i call it. but I agree some books are better in hard copy. I listen to 3 times as many audible books as I do read a hard copy. 

I'm Getting a great lesson on vacation property management while im on vacation. I have had to deal with 3 managers and one maintenance guy about how horrible the condition of this property is. Just to be told by all of them that they don't own it they just handle the day to day operations. They have misrepresented this property and it's condition so badly and I'm being told there is nothing they can do about it the owner doesn't want to put any money into fixing it. I would never let this company handle any of my properties. Just a rant.

thanks, Patrick and Chris for the reply. when I was listening to the bigger podcasts over the last few months I have picked up on the importance of running numbers on as many deals as you can. I was just wondering how that is possible when so very few numbers are given in listings.

Where do you gets your numbers when it comes to multifamily units? I'm having a tough go when it comes to find information on rents and the other numbers as it apply to multifamily. When I look at the mls most don't give good numbers if any. If you call the agent most just want to get my info or want me to come in and talk before giving them out. Most agents don't even fill out the MLS LISTING completely. Why wouldn't they include the rents, occupancy rate and other important information?

I’m just trying to do what other have suggested and run the numbers on 100 properties. But finding it very difficult to do this.

Yes they are prefinished hardwood. what i'm concerned about is the transitions from room to room. I'd like to do it without them. thanks for all the great advice.

I have watched tons of how to videos on installing hardwood floors. I have even helped install some when I did odd summer jobs back in school. just not sure from start to finish. I have gotten several bids on installation but I just kills me to pay for something I'm 70% sure I could do. is it posable to hire a contractor just for advice on layout and as problems arise? or any other advice would be great.

update first I want to say thanks for all the great advice but unfortunately the house sold in 3 days. 6 offers. super hot subdivision as I said. what is unbelievable is that it sold for more than any house in the sub per square foot. the house is 1000 Sq smaller than any other home and sold for more 15 per square foot. 3 homes that recently sold in the last 2 year went for $109 a sq ft and we're 2600 sq ft. while this one went for $124 @1546 sq ft. Head scratcher. thanks again
