I agree with Russell. You can find great BDs on craigslist as long as you advertise it correctly. Try posting ads in the gigs section.

This has always worked well for me:
ATTENTION! I want to BUY your house before (Date)... Are you Interested?
My name is (Name), and I recently bought a house in your neighborhood and Im looking to purchase another wih the proceeds, I wanted to send you this letter in case you might consider selling your property, o r perhpas another property you have, before (Date).
(Discuss what you offer. If its all cash, fast closing, debt relief, ect.)
Please call me TODAY, because after i find a replacement property, I will not be in a position to buy unitl I can sell another property. it will only take a few moments to see if I might be a buyer for your property.

I wouldnt remove them. We mail out all over the Hampton Roads, VA area and find that a lot of old landlords set up their portfolio's under LLC's. You can also run into a lot of other investors who you can add to your buyers list if you are trying to wholesale, or JV partners if you are looking to develop.

Just as Shaun suggested, I would use craigslist and backpage. I hire people all the time through craigslist under their domestic and labor gigs sections. You usually find people on there looking for quick work, and that want to be paid cash. Ill post ads with the subject as, "Easy $50" or "EA$Y MONEY" and will usually get a good response from that. I tell the promoters that I will pay them when the work is completed, which is easy to check up on, by randomly checking out the areas you told them to target.

Welcome Eric,
One of the first books I started reading on real estate investing was, "Real Estate Investing Frlm A to Z" by William H. Pivar. It's a bit dated, however it offers a ton of different strategies and stories from a myriad of investor types.

I use google voice directly through the Google voice app. I don't know what type of cellular phone you have, android or iPhone, but I know the app works great with iPhone and gives you notifications instantly, whether they be text, voicemail of missed calls. Is there a reason you're using podio instead of just using a regular google voice number?

Hey Josh,
There are several grass medians in and around the main traffic intersections of the parking lots; typically where drivers have to stop for pedestrians coming and going from the store. I have a good rapport with the store managers, and am timely with picking the signs up to prevent them from junking up the lot.

This thread is great! Ive gotten a ton of great ideas I plan on using in the future. One great strategy that I do not believe has been mentioned, deals with bandit signs. I have seen great success with posting bandit signs outside local home improvement stores like Lowe's and Home Depot, targeting investors and contractors, with information on my current deals. The signs usually read:
3BD/2BA Need to Sell Fast
Motivated Seller Accepting All Offers
The bandit sign laws in my area are pretty lax, and I have been able to build a solid buyers list from this marketing technique.
