I solved my problem by getting a divorce. Now i have no convincing, asking for permission, or explaining. Oh yeah, MUCH more money!

is it attached to land that she owns? Age and condition? Equity amount? Cash needed?

This is a relationship issue, not a real estate issue. If your partner's goals and expectations are not aligned with your's then they become a liability to your success.  Dont expect a dog to fly and a bird to bark. select a partner in business or life for their core nature. You cant change the core.

paying a real estate appraiser and an attorney to close the deal is probably cheaper.

Sounds like there is far more owed than it is worth. Basically the heirs have nothing.

If you are holding someone's money as a qualified intermediary, you need to be available 24/7. When someone entrusts you to their money, you need to go to extreme measures to insure their trust. Communication is the best way to do this.

if a property can't cash flow and you are buying it on anticipation of increasing value, you might as well buy stocks or lottery tickets.
