I do think being near the water is an appreciation market, for the most part. What about insurance costs?

The 12-week year breaks the long term goals into 3-month increments and further into weekly tasks. A weekly task could be as simple as search and underwrite 1 deal. If you are underwriting 4 deals a month and placing offer on 1, you have a greater chance of buying a deal in 3-6 months.

If you could only pick one type of location to invest in STR's for the rest of your investing career, which type of location would it be? Near the mountains(Like Gatlinburg), near the beach(Like Destin), or in a city(Like Vegas) and why?
*Doesn't have to be the locations I used as an example just wanted to give an example!

If anyone saw @Dave Meyer IG post the other day, you can guess rates are going to rise to low - mid 7% (Some are already there). I know no one has a crystal ball to tell the future, but I am curious on everyone's thoughts about where rates will be at to end 2023, July 2024 and end of 2024 along with why you think that?! At point do you think, if ever we will see around 5% again?

Beware of these! I have them on my house and there is no key backup on these. They are somewhat tedious to set up but adding guests and changing codes is fairly simple. However, I would not purchase these for a rental since there is no key back up. Makes me nervous even having them on my house but they have held up so far.
If you were to have ones with Key back-ups on rentals and those rentals were out of state, how where would you keep the keys? With you, out of state?

It looks like you need to connect it to wifi through Weave, does that sound correct? I don't have any google products in my house currently
