Bought a Tax Lien Certificate in Alabama a few months ago. The vacant lot is in a subdivision in Hueytown. Last week I got a Weed Notice. I have someone there looking at getting it mowed as I live in Texas. Today I spoke to the official who sent me the notice and he tells me there are parts or part of a boat on the property. There may also be a utility shed... I'm not sure if it's locked or not.

Do I have rights to remove the junk? Do I have rights to possession of what's in the shed or the shed itself?

@deniseevans ?

@Tamika Rue My understanding is the redeeming party would pay to the holder of the Tax Lien Certificate all back taxes owed plus 12% per annum.

Purchased a Tax Lien Certificate on a vacant lot in Alabama in a neighborhood.  There is a home that is within 10 feet of the property line and I am going to send that neighbor a "neighbor letter" offering him first dibs (for a profit).  The TL Certificate will become a Tax Deed in May 2021.  What do I need to disclose in the "neighbor letter" as far as "you are purchasing a Tax Lien Certificate that will become a Tax Lien Deed if not redeemed by the owner in May 2021.  If owner does redeem before then, you can expect to receive the past due taxes from May 2018 plus 12% annum interest."

Is this sufficient to put into information for a Neighbor Letter?

Thanks for your advice!

Awesome idea!  I think the property owner actually lives next door!

@Denise EvansSo, to be clear, in the image below, the MH is separate from the property? To me it looks as if it is included in the appraised value...meaning it is indeed a part of this property.  Thanks!

I received a quote from State of Alabama for a Tax Lien that was sold to the state in 2014.  Property has a Manufactured Home on it.  Did I read somewhere that the MH does not come with the property?
