Hi Eric,

The cheapest/most bang for your buck softwares in my personal opinion are:

- Batch Leads for pulling lists and skip tracer (2 in 1 software, $100 per 10k contacts)

- Readymode Dialer ($200 a month) *Can call yourself or hire VA's for $4-6 an hour (I use Readymode Dialer with 3-4 VA's personally)

The absolute best skip tracer is IDIData but is very pricey with an annual plan. (I get a hookup from a big wholesaling company for only $0.08 per contact). I pull my lists personally using prop stream or just the tax records using my NJ license since it's free (Remine). I then skip trace it through IDIData and use those lists in my dialers. The softwares that pull the lists are more or less the same since they all just take the tax record data and upload it into their own software/website (Prop stream, deal machine, batch leads, etc.)

If you're on a budget I would get batch leads for $100 a month and you can export 10k leads skip traced. Deal machine (Similar to batch leads) is cheaper but the skip tracing is weaker. Then upload your lists into Ready mode dialer or a texting software like Smarter contact.

Hi Evan,

I've had great success using smarter contact for mass blasting texts out. Just make sure you upload a ton of contacts so you get the most bang for your buck since Smarter contact is $300, $400+ monthly. Batch leads is probably the best value list puller/skip tracer in one. Get the $100 subscription ($50 for first month with referral) and then take that list and put it into Smarter Contact. Smarter Contact is great too because you can connect your personal cell to it so when someone calls off of a text you will get the call (And know that it is from the text campaign).

Make sure to verify and register your phone number or numbers. I attached 3 free ones below I use for my call center and dialer. Number verifier is another great one that huge wholesalers/companies use (I haven't tried it yet).

Hey Jamil,

You can absolutely do a sub-to deal in NJ, I know someone who currently has a 3 family in Newark and they negotiated a creative sub-to deal. There's people doing sub-to deals in NJ, NY, etc... Just do your due diligence, especially in NJ and NY where the laws can be difficult for landlords.

There's a definitely a learning curve with creative deals, and I would strongly recommend you use Worldwide Title in NJ. They deal with every type of wholesale transaction daily.

I would strongly recommend you reach out to Jake and Austin Deraaff out of Westchester County, NY. They own over 1000+ units and well over $120 AUM by now. They run a huge wholesaling business, fix and flip business, and are buying apartments, STR rentals, mobile home parks, hotels, development sites, etc. They own mostly in the Hudson Valley and a little elsewhere in NJ and Upstate NY. Reach out to Jake on instagram and I'm sure he would be happy to help you out somehow. Whether that is sending you deeply discounted off market deals or maybe you can partner on an investment they are buying (they raise money and syndicate deals). My colleague that I work with actually invested $50k with them on a mixed use building in Ossining, NY. I personally have sent off market deals to them across upstate NY (apartments, etc...). They buy a ton of rock star off market deals and use the BRRRR method on large apartments, mobile home parks, etc.

I have bought a mentorship/wholesaling course and gained a ton of knowledge from it, but for somebody getting started I would try and steer away from courses (Can be a money pit).

The cheapest and most effective tools in my personal opinion are:

- Readymode Dialer ($200 a month) *Can call yourself or hire VA's for $4-6 an hour

- CRM of your choice (Monday, Podio, etc.)

- Can either pull cash buyers off of Deal Machine or Prop Stream (And facebook, biggerpockets, online forums)

At the end of the day the most important step is to just actually try because most people will watch 1000 videos on wholesaling and never do anything. I royally screwed up my first wholesale, but I learned so much (that I would have never learned if I didn't try in the first place).

I completely agree with what Vaughn said above regarding Elizabeth, Newark, and similar towns in NJ. They can be a rough environment to not only own rentals but especially live in them. Someone I work with inherited nightmare tenants in Garfield and it took forever to get them out (Cash for keys). The cops were called almost every night because they were almost lighting the house on fire. Also make sure you understand the rent control/rent stabilized rules for each town as they can even change based on the part of the town you are in (Passaic is a good example, there is rent control, but not in the entire town).

Also consider not telling the tenants that you are the owner, and have someone else act as the "property manager". Nevertheless, you can't really go wrong on the appreciation aspect buying in Central/Northern NJ where there is a lot of demand. My buddy bought 7 units in Garfield in 2019 and they have probably appreciated over $500k (Not to mention the cash flow, tax write offs, raising rents, etc.)

One last point is if you can try and buy something off market, you will get a much better deal. Especially in NJ where every multifamily that is listed either gets into a bidding more or is just overpriced like crazy. I've seen multifamily trade in Elizabeth for 4-5% cap rates on market and still have multiple offers. Crazy stuff
