@Austin Peters I’d be happy to refer you to a great local lender who I’ve worked with for 12 years. He can give you all the specifics. I’d want someone who didn’t just assure you a rate was good without telling you what the rate is which seems odd unless I’m misreading what you meant. You need someone who can guide you through the process of being a first time homebuyer.

@Doug Wade - I just bought a home last year in Venice and absolutely am in love with the area! My brother and sister in law are Realtors there with 30+ years of experience and found me an amazing deal. The neighborhood I bought in doesn't allow STR's but I have 3 short term rentals in Colorado Springs and would be happy to answer any questions you have on those. I'm finding the returns far exceed my expectations! Heading back to Venice at the end of April and wish I was going now as we are looking at 5 days of non-stop snow in the Springs!

@Shiloh Lundahl I totally agree and also agree with those saying STRs are a more lucrative way to go. I have three in Colorado Springs and one long term rental and soon will do medium term part of the year on my primary. The STRs did very well last year but with some big expenses not $10000 a month net by any means. I think once I’m doing the medium term plus the STRs plus the one ltr I may get close

@Jack Townsend Regarding regulations, James Carlson was absolutely correct. I have three units on one lot in OCC zoned R4 and I can tell you they are performing beyond my wildest expectations! Constantly booked year round. I use a wonderful local management team so it’s been essentially a hands off investment other than initial construction and set up and an occasional repair or question from my managers. I do always keep in mind that government can pull the rug out from under me if they change the rules so I have a couple of back up plans!

@Scott Goulet doesn’t your homeowners insurance come into play here? My understanding is you cannot be forced to lease to someone with an ESA or Service Animal if their animal is deemed a dangerous breed by your insurance. Am I incorrect? (I will also check with my agent but wondered if you’d looked into this?)
