Lynne Smith He offered it to me for $150,000. I told him it was too high. So, that's a starting point for offers. IMO, it needs $70,000 in rehab. Would sell for $235 - $250.

I do not own this house, but I can put you in contact with the owner.  The house next door to me has been abandoned for three years. It's a nice house, good bones, but needs a good bit of work. Desirable neighborhood with good schools. It's a bigger project that I can take on due to a couple of other things I'm in the middle of.

Details: 1930's Colonial style on quiet street, 4 beds, 1 1/2 bath, basement. House across the street was flipped and sold last year for $247,900. If I were going to do it, I'd split the fourth br into another full bath and laundry room. It has a full basement, but not finished.

Maury county is growing quickly. It's just south of Williamson County, and folks are moving to Columbia to find affordable housing.

My interest is in getting it rehabbed and sold. Mostly because it's an eyesore, and also because I want to sell my house this summer and this property will bring a good sale price and help mine.

I do not have my license yet (sitting for exam in January), but would like to put this deal together to get it sold.

We ended up selling to a cash buyer, so at least we broke even.

I had the same experience with a flip last year. I gave my entire work write up to the appraiser on the buy side, and he appraised it as is plus with the list of improvements. When it came to sell, we were under contract for $2,000 under the initial appraisal number. The appraisal for the buyer appraised it for $22,000 less than the first. I came up with my own comps, and picked a few other things the appraiser was a little sketchy on, but he wouldn't budge. Unfortunately, it was an FHA buyer so the property was stuck with that appraisal for six months. Major bummer.

Inspecting the property once a month is serious over kill. I inspect mine twice a year. The HVAC guy is out there once a year, as well as pest control, so that's 4 inspections per year. I have tenants at one property who have been there four years. They pay rent promptly, and rarely ever call about any issues. If I saw anything out of the ordinary, I would go to more frequent inspections

Welcome, Jordy. I applaude your interest in starting to invest at your young age. My 18 year old daughter has a small trust fund, and the two of us are partnering on an investment property. It's a duplex. She and a roommate will live in one side, and the other side will rent to pay mortgage. I'm relatively new to this forum, but I have found this to be a treasure trove of great advice and education. Stick to your goals and you'll have your first property in no time.

I'm finishing up the real estate course and will become licensed in January. My primary interest is investment real estate, although I suppose I will list and sell for others to get started. How many investors here also have licenses? Are there any pros/cons you'd like to share?
