It's simple, the ones that cash flow. As long as you don't fudge the numbers on your purchase when doing your pro forma then your should be protected. Example, most multis are 100% occupied in our portfolio right now and have been for some time. But, we still budget for 8% vacancies or 92% occupancy.

I go to bed early and wake up early. With kids and businesses to run the early a.m is the best time to focus on what ever my "1" thing is for the day. If I sleep in I feel like I'm reacting all day instead of owning the day.
Liberty mutual is good for small Multis from my experience. Is to setup too.

hey @Rich N.. You may want to try Liberty Mutual. I think they had that when we owned our condo and rented it out.

@Nick Noon congrats on the purchase! Looks like you guys found a great deal. Love the goal as well. Great to see other motivated people making moves locally. 

@Colleen F. & @Kathryn Daniel are both right and offer great advice.  I would change your process. Do group showings only but dont tell each person its a group showing (it helps with no shows). Just tell everyone you can meet them there at a certain date and time. Have people fill applications out if interested while there (or do online applications, that's what we do). Get as many people to apply and then pick the best candidate.

Lastly, the market commands the price. If your unit is renting its not priced right. Its that easy. Whether its your rent amount, fee, deposit depends on the market norms etc.

@Amil D. Welcome to BP! I'm also an investor in Mass and I can tell you first hand this is a very tenant friendly state BUT if you manage your properties correctly then I wouldn't be too worried about it. To me it would be crazy not to invest in the state because of the tenants laws. Of course everyone hears terrible eviction stories but typically what the person doesn't tell you is all of the mistakes the landlord made along the way that could of been avoided.

@Michael Zack congrats on getting your offer accepted. I'd be happy to send over what we use for our leases if interested. The other good option is to ask your agent as they probably have access to some as well.

@Dejahn Renrick American Express Plum card and capital one spark for small businesses is pretty good. As others mentioned they could be tied to your personal credit if the business is new but the benefits are many. You get points/rewards for work within the LLC and its easy to track all the expenses.
