hey @Erica Nagle, glad to hear you got in touch with them.  We've had a couple other quotes but I've never used any of them before. Were probably going to go with James since he was right in line with everyone else and we know his work. 

If you want the contact info for the other quotes just let me know, I need just need to grab it from my wife.

Were doing the hardwood floors in our place in Bradford now. Were still getting quotes from different contractors but we have used J.Ho Hardwood flooring for our rentals in the past and we were happy with them. Their phone number is 781-874-1568 or cell for James is 617-429-3692.

@John Duke I say go with what you want. Most clients will meet you at the property or follow you anyway.

 But, as an investor I gotta ask why would you drop the money on a new car when you could buy a property!?

@Luis Rosario great thread!

 I keep my mind & body nurtured by reading and going to the gym. I set a goal at the beginning of the year to read one book a week and I've stuck to it for the most part. I'm probably a week or two behind but its amazing to look back at what I've learned and been able to bring into my life and into my work. 

Congrats on the purchase and the early success.

The benefit would be there right next to each other.  But, the numbers have to make sense. If they do then why not?

Like the others mentioned you would probably have to put between 20-25% down if you weren't going to live in the property. As for a lease goes, if your in mass I can email the one that we use or you can do a quick search and find something like this one below.

Hey Rich, welcome to BP! 

I also invest out of Haverhill. We have properties in Haverhill and Lawrence right now but like you mentioned we have thought about investing out of state because of the prices. Its harder and harder to find  good deals that fit our requirements.

I'm not sure there would be a benefit. The bank is going to look at whether its owner occupied or not. This sounds like it would be a non owner occupied mortgage so your probably looking at either 20-25% down either way.

I may be missing something but I think your better off to just keep it in the LLC even if you decide to keep it as a rental.
