Welcome Laura,

I love Chicago! I will be there meeting with some investors september 5, 6 and 7th.

Cant wait to see the windy city again!

Seth,

Just today I had a Porn star call for a house. She was an African American that targeted Rednecks that liked offloading and made her living shooting sex scenes in the bed of muddy trucks. LOL!

I was fascinated by the target niche marketing!

Not a tenant yet, but I may let her in if she claims income on her "job"

Fez,

I gotta tell ya, make sure both parties sign off that it is cool for you to do whatever you are doing. I had a wife say it was ok for him to do a lease option and then changed her mind once we assigned it and had the husband thrown in jail for not following court orders to sell. LOL!

I can laugh, but he was not amused for a week!

so the point of the story is FULL DISCLOSURE and lots of signatures!

Good Luck!!

Jeremy,

First off man, thank  you for serving our country.

Now down to business.

I would take them all in a trust or subject to. I would not lay out any cash.

Unless your mom needs to clear up her credit's DTI, leave the money in her name.

If you need help with this, I would be happy to assist.

Good luck!

Hey Rob,

welcome aboard!

I can help with wholesaling and fix and sell deals.

As for laundry mats, You are on your own. I don't

know anything about them other than a funny story.

When I first started buying homes in the mid 90s, I was in a laundry matt doing a load of clothes( because I lived in my rehabs and did not own a washer. LOL)

Anyhow, I remember pitching someone in the laundry mat on moving into one of my homes and they told me to my face that I was full of crap! They said if I were a landlord with properties for sale or rent, why am I in a laundry mat! LOL

Let me know how I can help!
