Hey Jasmine, Welcome to wholesaling! I've been wholesaling for years as an awesome way to generate cash fast. The only thing you need to do now is get a deal. Do not worry about building the buyers list, do not worry about anything fancy, the only thing you should focus on is looking at the part of your planthat identifies how many deals you need to make an offer on per week. In my opinion if you are not offering on a couple properties per day it is going to be hard for you to get enough deals to make a business out of this. The next thing I would suggest if it is legal in your area is to understand how to wholesale the lease option, because when wholesaling it is a lot easier to get sellers to options one all-cash and quit close and to take over payments. Hey Mike, I am not sure about your market how easy it is to get tenants there, but have you considered offering her a couple hundred dollars to rewrite her lease and make it month-to-month and change the repair policy in there if you can do it by law.?

Hey Mark, I have been in that same situation before and I've learned to never give him any money until they fill out the W9. With that said I know it is water over the dam now but the one thing I could suggest is to have another job for him to start, and have him start doing the work on it, and when he asks for money…… And have a W9 and say as soon as you fill this out I will give you money. I know it seems a little underhanded, but you were only playing the game by the rules that he is making, LOL. Good luck man!

Hey Mark, Cleveland changes street by street but there are no areas I have not invested in, the price just needs to reflect the area. I would really have to hear the specific deal that you're looking into and a specific street to tell you if the numbers work or not. The one area I could tell you to stay out of is the city of East Cleveland,do not confuse it with the east side of Cleveland it is a city all of itself with its own government and it is a nightmare! Garfield Heights has a point of sale inspection to watch out for, just make sure you ask for it prior to closing. City of Cleveland you can buy cheaper and there is no point of sale but the property values are just not there it is mainly just for cash flow. if I can help you whatsoever I have done more than 1000 deals in the area over the past 18 years. I just got back from Chicago, love that city!

I have the same hobby of having kids, I did finally get out of the Lego stage and got my son to save up some coin and buy his first investment house at 13.

Now I just gotta introduce him to Bigger Pockets! LOL

Jim,

Do you have an average bill for the year to compare to the one that they want you to pay? Perhaps take the difference and split only the difference with them. 

Now the bigger problem here is that you are training the tenants that you are responsible for the smallest issues and will make their problems yours whenever you call. 

I personally will not "Rent" I only do rent to own. In my contracts, I make them responsible for all repairs. I will help them with something major like the furnace, but if I do, I will make them pay me back over the next few months. 

Not saying this is the only way, but I would absolutely set some different ground rules for the next occupant.

Hi Adrian,

That seems like a good idea at first, and honestly I think just about all of my buddies and I have thought about it at one time or another. The biggest question is....... How do you want to earn your money today?

I felt it was just a distraction from our actual business of buying real estate. 

So in short, we all share the same 24 hours in a day, guard them closely. 

Now with that said, if you still have the desire to start one, feel free to PM me and I will give you my friends contact number that owns a service here in our town and he can tell ya the good, the bad and the ugly about it.
