I aim to utilize my retirement funds to purchase a 6-acre property, which can be subdivided, for the purpose of constructing three new houses. The property currently has one existing house. It's a fixer upper. To ensure I have sufficient funds for construction, I have been advised to obtain a non-recourse loan, as the majority of my IRA, which has been invested in real estate over the past couple of years, will be used to acquire the property. Is there another way to do this besides getting a non-recourse loan?

Tax liens… if I bought a lien on a property would I own that property? My friend is getting screwed by his family. His grandfather died and it’s now in probate. I am trying to help him but liens are unknown territory for me. How do I buy a lien on a property? Can someone guide me through this process. TIA

What are peoples experience with Modular homes? I am buying land and trying to decide what is better to do - build from the ground up or put a modular home on the property. TIA

I spoke to my custodian. I can use the money as an investment. The loan company I am working with though won’t allow the custodian since it will be a lien on the mortgage? I am not sure I am relaying what they told me in the right way.

Can anyone recommend a loan company that does non-recourse loans. I want to pull together my self directed IRA and personal funds for to buy a 2 family investment
