It isn't a multi-member LLC.

I have been doing a lot of researching and and weighing out the pros/cons of each.  I am leaning towards buying the property and taking a loan out after the fact.  I am to far into the process to apply for a loan at this point.

@Brian Eastman thank you for your reply.  How harsh are the penalties?  The best way to do this transaction would be to buy the property and take out an equity line to do any renovations needed.  Is it possible to use that equity line or refinance the property to purchase my next property to actually live in?

I read that a sister, aunt, uncle or cousins would not be disqualifing people to rent the property.  That seems strange to me since they are close family.  Even in that event why wouldn’t you be able to stay with family?  TIA

Hi All, I am looking to discuss who has used a self directed IRA to partner up with your own LLC to buy real estate. Can you rent your property to someone and then sublet it from them to get around the disqualification factors?
