@Kevin Sobilo he gave the owner $100 deposit. Basically if I buy it through him he would be making $20k for doing nothing. He sent me the P&S that he has with the owner and he is “buying” it for $85k. He didn’t have anything filled out on the P&S besides a few things.

@Kevin Sobilo my lawyer deals with Real Estate transactions. I spoke to another paralegal who deals primary with real estate and she said the same thing.

@John Thedford that’s one that was mentioned was a non refundable fee: **Basic Terms** CASH Only $2,500 Non-Refundable Deposit Buyer pays ALL closing costs, including tax stamps.

My lawyer advised me against buying a property that is being wholesaled. She said if the person doesn’t own the property don’t buy it. What are people’s thoughts?

@J Scott. Thank you! I agree. It’s the right price to buy for sure and there is $$ to be made. A wholesaler is selling the property to me which I have never bought a wholesaled property either which makes me wary. I feel like it’s to good to be true and what’s wrong with the property. I brought my contractor with me and he said everything looks good. I need to decide if I want to pull the trigger now.
