@Lien Vuong Thanks Lien. So if a contractor wanted to put one on my property it goes the same way? I am removing him from the job because he refuses to get his final inspection until I pay him his invoice. I told him you get your final so I know It passes and I will pay the invoice.

In order to put a mechanic lien on a property does a contract need to be written up?

@Jerry Padilla I wasn’t living there yet. I was moving my stuff in. I had a lot of stored in the basement and was going to be moving it upstairs I just hadn’t done it yet. I needed the money to help with my renovations.

Hi, I need some advice. I recently bought a home and I am trying to do a cash-out refinance. When the appraiser first came to my property they stated It had been vacant since I hadn’t moved in yet. I bougnt 3/1. The bank is giving me a hard time getting the loan because of that. I recently moved furniture in the house. Beds/kitchen table/chairs etc. I didn’t move a lot of stuff in Bc I still want to do renovations. The appraiser came back out to my home today to make sure it wasn’t vacant any longer. His comments stated: “There appears to be furniture within the home. The kitchen is not functional as all appliances are not installed but are onsite in be basement. I asked the owner if she is living at the premise and she replied yes. This appraiser assumes no responsibility if she is not currently residing in the home.” The kitchen has a refrigerator and everything works fine. I haven’t been able to get someone to come out and install the stove yet so it is still in the basement. I don’t feel this appraisal is fair and it’s putting my loan at risk. I was going to write a letter tonight stating that. What are your thoughts. TIA

@Nick C. Thanks Nick. I am actually on my 4th flip but I have always bought it through real estate agents or worked the deal myself.

@John Thedford no he didn’t. He had an inspection date but I wasn’t able to make it. He specifically said he didn’t have his license when I asked him.

@John Thedford I saw the inside of the house. It needs a good amount of work but worth the $$. The wholesaler isn’t licensed. That was the first thing I asked him.

@John Thedford. They only have $100 on the line to lose but like you said I am sure it isn’t non-redundable.
