It's tough doing business in South Florida.. Just look out for a lot of people trying to take advantage of you. You have to be there to know what's going on and to make sure your not getting screwed.. I wouldn't try to do this flip from Colorado.

Hi Jacksonville
Does anyone know a local hard money lender that can loan on repairs. I've been flipping for 6 years now, average about 3/year and I just need a boost. Looking to borrow 60k against my 2 properties. It would be even better if a realtor could be the lender or maybe get me in a contract with a lender then they could list the 2 properties also. If anyone knows anything please post. Thanks

hi all,
aquired this land through tax deeds for $7k. The city has lawn and tree cutting nuisance lien for over 7k. The told me before i aquired that i could apply for those fees to be waived. After i got the land, i talked to someone else and they said the next waiver program wont be until 2018. I want to just get back my 7k can i just auction this off with the city nuisance lien. i wont make any money on this but im looking for reccomendations on which aveneues i can sell this. Maybe auctions sites etc. I welcome all reccomendations. Thank you.

I got quoted $8,400 to replace a 1350 Sqft home, I think that is too much out the budget. Can anyone recommend a licensed roofer that can go less than that amount. Please help me out. The house is on Collins & 295.

How did this situation turned out. I would love to learn more about hoa laws, because 1/2 of these hoa lawyers are crooked who wants to take money out the pockets of investors.
