I just finished listening to this one and loved it!! But I didn't hear the 4 techniques ... can somebody fill me in on the other one please? I got: partnerships, hml, and house hacking ... what is the other technique?

Hi all!

Do most of you put your rentals into your personal name? Do the POS rules depend on if the property is in personal or business name?

 Hello! Can you clarify the suggestion about not to go south of the Walmart? The Walmart i keep seeing addressed in South Euclid is on the West side of Warrensville Center, but the advice is to stay east of Warrensville Center. Also both Cedar Center and John Carroll are South of this Walmart. Is there a different Walmart you are referring to? Or did I get my directions mixed up :)?

Hello BP!

I watched the latest 90 day challenge yesterday and we are gearing to make something happen. Thinking of the LEADS very important beginning of the funnel..  I've heard it talked about how some people find leads on CL by contacting the mom and pop investors. 

In looking through quite a few listings: virtually every single one says not to contact them about unsolicited offers (concern #1) and then I have no idea how to determine which MF are mom and pop owned. 

Those of you using CL to successfully get leads,  how do you filter for the non-corp mf's?

 Hi Jason,

Is the LTC loan going to be as good as the LTV loan was? What numbers were your percentages based on ... ie what was the ARV on the ltv and what was your cost on the ltc (purchase only or purchase + repairs?)
