Hi Anthony, Thanks for the response! Do you only fix and flip? Or do you wholesale also? I will be wholesaling as to the reason I'm interested in double closing. Erin

If you're open to Tarrant County, I recommend Four Gents.  @Brian Freeman and the guys are awesome young men.

Hi Hattie or Brian,  do you still deal with Four Gents? I can't seem to find any website for that company.

Good Morning,

It was previously suggested to mail yellow letters using local postal services, versus having a yellow letter company mail it for me. Is there a significant increase in the response rate if I was to have the letters mailed to me, so I can mail them from a local post office? I plan on purchasing 500 yellow letters. If I get them mailed to me, and purchase postage for 500 letters, I'm looking at $245 on top of my cost of materials. When I calculate the difference between the cost of my receiving the letters and mailing them from home, versus the cost of the YL company mailing them to the addressee - the highest difference is only $160. It's more cost effective for the YL company to mail these, but I don't know if it's more efficient. So BP I'd like to know your experience... is it really worth me spending an extra $85 every 4 weeks?

Thanks to all in advance. I look forward to this insight!

Hey @Erin Elam you might be referring to the BiggerPockets Webinar? http://biggerpockets.com/webinar

It's very possible... I've searched webinars, podcasts, videos ... but I can't remember the name of it.  I can't click the link you were providing. Is there anything in the address after '/webinar'?

Hey @Erin Elam,

I don't know if this will help, but try adding Music & Money or Seth Mosley in the search for the video. He was here a couple weeks ago for an event hosted by that group and I know he hung in Seth's music studio for a while, maybe that is what the window behind him was. Hopefully this helps you!

Hi James,  unfortunately it didn't find the video I'm looking for.  But thank you so much for the suggestion!

Please Help BP ... the other day I came across a video by @Brandon Turner but now I can't find it for the world!

I can't remember the name of it ... but I'll tell you what I do remember:  he was sitting on a couch and I believe a window was behind him.  He talked about how there is so much information that a newbie can be overwhelmed and might not know where to start. He said the video was going to make it all more simple by focusing the new investor on what to do first.

Also in the video,  he did a sample analysis on a property he found online ... Oh he was in Nashville, TN and he looked for properties close to the hotel he was staying in.

I want to watch the rest of it, but I can't find it. Does anyone know of this video?

Thanks in advance to anyone able to help!
