 I came across the post because Todd Dotson is having a local Meetup .... the summary sounded like he was going to sell something at the meeting. So I came to see what BP thought about him, because BP keeps it real. 

I've always been leery of investors who claim to have made lots of money but then turn around and charge thousands to others. I get that these 'gurus' went through some bumps but honestly if they are now making hundreds of thousands or millions then they are making plenty of money and just sound greedy to me.

@Bill Gulley I applaud you for giving back. I'm headed to your website now. 

@J Scott I have purchased a couple of your books and enjoyed the read. I found your website first and enjoyed the stories.

 Hello BP, 

I know this is an old thread,  but it got no replies and the title is perfect! Thank you @Anthony Aguillard.

Are double closings still done in DFW? Or is this no longer the preferred method of closing wholesale deals? Please let me know your preferred ways - the quickest,  most legal,  cost -efficient way the pros get it done.  I look forward to this insight!

 Hello,  I'm reviving this thread because I didn't see an answer to this question. Which of these marketing pieces goes out first? Are there example schedules,  i.e  for a 6 piece campaign: 1st two pieces are yellow letters,  next two are zip,  last 2 are postcards? 

@michealquarles does your company set the frequency of the mailings? Or do I have to specify when i want them mailed? 

I apologize in advance If this information is available somewhere else, I wasn't able to find the specific answers to this question.

Hello BP, 

I just read an insightful blog regarding wholesaling. It mentioned a tip to get buyers using title companies. The author mentioned calling title companies and asking for the addresses of non-financed transactions - say for market research.

In attempting this,  I've only been told that they can't give out the addresses or I would have to go to local county courthouse.

Has anyone tried this tip and actually received the info from the title company?

I hope to pick the brains of seasoned investors here in the DFW (Dallas - Ft. Worth) area regarding marketing to out-of-state absentee owners. I've admittedly been reading on the subject of wholesaling for quite a while. My question is this: those of you who have successfully sent direct mail, received a response, got a contact, and subsequently completed your chosen exit strategy - what are some of the reasons the sellers were willing to sell? A lot of inherited properties? People needing less debt on credit reports? Bad tenants? Up in age? Unable to afford repairs on the property? I'm looking forward to this insight!
