My typical sub2 deal will be in the 30% range coc and I've done more than one deal over 100% coc.

@Timur Medaric make sure to read the fine print.  I do use a local lender at about 8% with 1 point, 9 month term.  You can private message me for bank information if you wish.

Do your homework.  I just watched a guy overbid by $999 today.  You need to realize that if you are the only bidder you can bid $1 over and win bid.  I just acquired this home for $1 over banks offer.

I guess I have to disagree with the majority.  I have leased out homes without meeting tenants and one which did not have credit so paid 6 months in advance (no discount).  He was there for two years and I had no issues.  I actually think it was the only time I returned the majority of the deposit because home was left spotless.   Just make sure they are paying with cashier's check.

I have a private lender that funds through a self directed IRA. He will not do short term loans. My cost is 10-12% and 1 point. I feel that as long as I buy right it is a win-win for everyone.

Baby steps, my friend. 

We practice the same system on the properties we own but they must send a pic of DL for access. Properties that we manage we simply list them on MLS with a supra key. We have had issues of not locking up but our vacant homes are visited at least once every 3-4 days for inspections and to change combo. All keys are rekeyed before tenant move in.
