Welcome aboard Mark.  I'm in Arlington and have been investing in the area for quite some time with several rentals.  Make sure you do your due diligence on any property your looking at purchasing.  "You Make Your Money when You Buy", this is true for any exit strategy.

CASHFLOW! I own several standard SFH and do not see the cashflow that my mobile homes bring. It is easy to find a 2%er. Here is a pic of my most recent purchase 7/1/14 on the courthouse steps.

Lower to mid income homes VPF (vinyl plank flooring) cost $2.5-3/ft installed.  Installed throughout home.  Higher end homes I would go with handscraped solid oak wood $8-10/ft installed with carpet in bedrooms  $12/yard and tile $2-3/ft installed in wet areas.  Whatever you do, do not go with 8mm or less laminate on rentals.  Make sure to keep extra flooring in attic/garage.  If using tile go with dark grout.  Next time your in McDonalds or any other fast food chain just look at the flooring they use.

Welcome aboard David!  I'm in Arlington as well and you could not be more right with how "hot" are market is.  Make sure you take advantage of our current market and get in the game.  I'm interested as to why you want to invest in REITs rather than purchasing even more rentals in which you have control over.  Best of Luck!

I'm also from DFW and have had several foundations worked on.  I recommend, as others do, going with an engineer first.  Make sure to shop it around and that the company you choose has been in business for 10+ years under the same name and offer transferrable lifetime warranties.  Make sure to run a plumbing test once the piers are in place and before the holes are filled in .You should be paying approx $200/pier.

Great buy and sell Ryan.  I'm in the DFW area and here we have about 30 mins to come up with cashier's checks so it would be rather hard to wholesale.  I have had luck purchasing homes outright and selling "as-is" to other buy n hold investors.  I do prefer this method as it allows me to retain mineral rights.  Best of Luck!
