I agree with Matt in finishing out the basement.  Instead of a fence I would consider a deck/patio which will increase the outdoor living space.  Unless there is something unsightly with neighbors which justifies the fence.

I have been quite successful with my truck wrap and just recently had my logos put on my jeep.  As far as those who feel it is "cheesy" ..... how much money have you made for advertising for Ford, Chevy, BMW or that Mercedes.  They all have signage on them but not yours.   Stop thinking like an employee and start thinking like an employer.

Welcome aboard Bert!  I am from Sharyland, Tx but have lived in Arlington, Tx for the past 14 years.  I am curious if there were many bidders at county auction.  Here in Dallas and Forth Worth we have several bidders and many hedge funds driving up prices.  I was thinking of going back down to Hidalgo County to see if I would have better luck.

AC tune-up should have included blowing out condensate line and this would have helped with the issue.  I would find another company for service calls and tune-ups.  The price of $197 is very steep for a job that takes mins to perform.  I have a residential service company in DFW and typically charge about $100 for this service.

$5K is way to small of a profit for a buy, rehab and retail.  There are always unexpected cost that arise during rehab.  With that said I have purchased and sold properties with profits under $10K but my basis is usually under $70K.

If you do not plan on being a career agent, go with a small broker with minimal fees.  You will find that the majority of big companies all have big monthly fees.  I personally hang my license with an individual broker that operates out of his home and my fees are extremely low.

In TX if you start eviction proceedings then accept even one dollar from tenant you have to start all over again.  We have accepted partial payments from tenants but this is on a case by case basis.
