I tend to depend more on making sure income is (1) 3 x Rent,  (2) previous Landlord verification.  

Credit report is more to verify no past evictions and rank multiple tenants.

I am trying out SmartMove know to screen tenants.   

2 complaints:

1. I can't see exactly what the tenant experience is.   You enter client email and they take care of the rest.

2. I only receive summary information.   I have no idea what the tenant entered.  I just have to trust that SmartMove is making the right recommendation for me.

If it was more transparent then perhaps I would trust it more.

Looking for a referral for a CPA that understands Real Estate Investment in the Atlanta area.

I am buy and hold type.  Would like to transfer properties to legal entity.

I have had nothing but good luck with Section 8 tenants.  The rent check comes in like clockwork and that is one less thing to worry about.  I have had 3 tenants using section 8 in 10 years of landlording and they all have been very well behaved.  If you had a bad tenant then it must be the screening process.  There is also more paperwork to deal with.  But overall I have had good luck so far.

I had this happen to me.  I would consider it a violation of the lease. ( Ohh, you dont have a lease)  

If it were me I would try to get them out of there and get someone in there with a lease that you can enforce.
