Hi guys, just looking for a little advice, I just got my appraisal back from my rental and it came back 101k on a 30k property. My question is now that its a sellers market should I pull all of the equity out and wait for the impending doom for buying power or just pull out what I originally asked for which was 60k that way I can braced for what impact might happen for any vacancy that might happen?

I'm in the middle of one currently, still in rehab phase, not exactly a BRRRR because I bought it outright and secured a commercial loan on the property itself, but i would love to meet with some people in the area to bounce ideas off of.

@Tori Schrader Well I can attest to how hard this may be, I bought a property with cash, Have been on my job for 4 yrs and bring in about the same amount per month with avg credit, and still having a hard time finding rehab funding for my project, so please do your research before you purchase anything.

Good Afternoon
Let me first start by saying im a first time investor and have begin dipping my feet in to the investment world, I purchased a property near a college that the numbers seem to work and would make a good student rental, I thought that purchasing the home with cash and free and clear would be a good option and to work the refinance for the repairs and upgrade to the home, its not going to take much but there in lies the rub! I'm having a hard time getting the funds because of the small amount (sub 50000) actually it 30000k. I fastly learning that I should did a little more research into the lending process before making the commitment. But my question is are there any lenders that lends for small amount such as this? Any positive feed back would be nice and thanks in advance!
