I agree, a good agent is worth (or should be worth) every penny they earn.

 And a bad one costs money.  

Good agents are HARD to find.  The worst ones are the ones that have been in the business for a decade or more (or 2 or 3) that think they know everything.  Because they think they know everything, there's no training on their part (save the mandatory CEs).  There's sloppy work and haphazard practices.

I became a broker for three reasons.  The primary reason was the broker I used was horrible at her job.  She was interested only in the commission.  I knew, without at the time knowing anything about real estate, that I could do a MUCH better job than she could.  (It's a similar situation to the reason I got into computers twenty years ago).

There was never a hint of working hard / above and beyond from my broker.  There was never a feeling of her working for my best interests.  When there was communication, it was always solicited from my end (and, by the way, the communication is THE #1 trait needed for success.  It is a business based on relationships.  Period.  In that vein, the job is a lot easier than most people think it would be).

 I am a real estate broker in Indiana.  As far as I know, this is a "rule" in all states (from a licensing standpoint.  An agent or broker MUST submit the offer to the buyer or seller).

My recommendation if you make an offer and you think, for whatever reason, it has not been taken back to the owner that you call the broker, managing broker (whichever is applicable in your state), or the board.  

As a last resort, you can make a complaint to the state licensing agency.

notice of interest. is that like a letter of intent?

 I think the letter of intent is only to express your intention of purchasing.

A notice of interest is a document filed at the county courthouse that clouds title.  When it goes to closing, it needs to be cleared before the consummation of the transaction.  (This may also be called a memorandum of contract (stronger...gets signed by both parties), depending on the state).  This has to be notarized, of course.

You have to have wording in your purchase agreement that the seller allows you to file this (a lot of the standard state forms have wording forbidding it.  You have to explicitly allow for it).  

Also, you MUST have a signed purchase agreement (otherwise, it is a felony to file this document).

Mine found me through some posts I had made in the Miracle Morning community on FB.

Mine is a paid group.  Free masterminds tend to not have the same efficacy.
