@Manolo D.I know, and it's a great one. The Rehab Investing Bible references (and gets very specific about contents) an independent contractor agreement, but doesn't actually give the contract (rolls eyes).
I was able to find this from some of their older materials (sourced off of eBay).
The agreement in J Scotts book will certainly work as well. I think the important part is the SOW up-front.

My recommendation is to get both of @J Scotts books (The Book on Flipping Houses: How to Buy, Rehab, and Resell Residential Properties and The Book on Estimating Rehab Costs: The Investor's Guide to Defining Your Renovation Plan, Building Your Budget, and Knowing Exactly How Much It All Costs).
Then, after you read and understand both of these books on a fundamental level, get, read, understand, re-read, absorb, re-read, use osmosis with, re-read and re-read The Real Estate Rehab Investing Bible: A Proven-Profit System for Finding, Funding, Fixing, and Flipping Houses...Without Lifting a Paintbrush by Paul Esajian (of Fortune Builders fame. Lots of threads about Fortune Builders here; mostly decrying them as a scam. However, that book contains very valuable info).
Read them and learn them. Know them inside and out.
Through these books, you can create (and have the knowledge, not just the forms) a system. The only thing you won't get through all of this is the Independent Contractor Agreement. When the times comes, I can send you that.

Did you sign a contract with that original agent? If no, shame on them and do what you wish. If yes, you have an obligation.

I have just completed the classes (and taken and passed the tests) to become a broker in Indiana.
I no longer need the resources that I was using (list below). I am offering to give these (read: free) to the first person that responds they will get them AND comes and retrieves them (I live at exit 19 on I-65 in Indiana (Henryville).
