 Team building in this case is just a distraction, but nothing wrong either with preparing some names ahead of time. I talk to investors in person, but they may not hire me until 6 months later. Tax planning for example should be completed ahead of "deal."

Foreign investors should do this in particuar.

GA doesn't have a Series LLC act. But the conversations in here are making my mind blow.

You should really hire a local attorney or commercial broker. The seller may provide that information but you can also do your own estimate based on market rates.

I think immediately local businesses and those jobs don't matter. They aren't drawing talent from a 5 mile radius.

I'm sure the difference is due to cash flow, NOI or as mentioned, different asset purchase entirely.

That's a very broad question. Have you conducted market studies? Your business plan should outline capital costs, size, revenue, profit and returns. Once you do that add demographics and that should narrow your search.
